How does the points system work?
The points system (also known as the WWS system) assigns each rental property a 'score' based on various factors influencing the quality of the accommodation, such as: size, number of rooms, outdoor space, energy label, and level of finishing. The higher the score, the higher the base rent you are legally allowed to charge. Energy labels and sustainability measures carry significant weight in this score. Currently, the free sector threshold is set at 141 points, but with the Affordable Rent Act, it would be increased to 187 points. This is expected to result in the average rent of around 300,000 homes decreasing by approximately €190.
